Manchester City Council has formally approved plans to transform the disused Chorlton shopping precinct into a vibrant residential neighbourhood, paving the way for over 260 new homes in the heart of this south Manchester suburb.

The redevelopment — led by PJ Livesey in partnership with the Greater Manchester Pension Fund — will see the ageing Graeme House and surrounding retail space cleared to make way for a mix of modern apartment buildings. Work is anticipated to begin in early 2026, starting with demolition of the existing structures.

The revised design, shaped by extensive consultation with local residents and stakeholders, replaces previous layouts with a cluster of contemporary blocks ranging from four to ten storeys. The homes will include one-, two- and three-bedroom apartments, each with outdoor space and easy access to landscaped walkways and community areas.

In keeping with local housing needs, approximately 20 % of the new homes are earmarked as affordable. Southway Housing Trust will work with partners, including Homes England, to deliver 49 social rent units, predominantly one- and two-bedroom apartments.

According to PJ Livesey’s managing director, the approval marks a significant milestone for Chorlton’s long-awaited transformation — bringing new life to a key brownfield site while helping address the city’s ongoing housing shortage.
